How it works in Queensland

Under the Building Act 1975, a private certifier is required to inspect building work at set stages to confirm it meets the approved plans and the National Construction Code, along with the Queensland Development Code. For a typical house, the mandatory stages are foundations and excavation, slab, frame and final, with additional inspections such as bond beam or pool shell required where relevant to the project.

Each inspection has to be booked and passed before work moves to the next stage, or before it is covered up by later construction. Alongside our own inspections, we rely on Form 15 compliance certificates from engineers and other competent persons, and Form 16 inspection certificates from trades, to confirm specific aspects of the work such as structural steel, waterproofing or termite protection.

We inspect the completed stage against the approved plans and the NCC, and let you know straight away if anything needs to be fixed before the next stage can proceed.

Sign off and move forward

Once a stage passes, we sign it off so the builder can continue, working through foundations, slab, frame and any specialist stages, right through to the final inspection.
