Building on the Gold Coast is not the same as building in Brisbane
The Gold Coast has its own council, the City of Gold Coast, and its own local planning scheme, the Gold Coast City Plan. Planning assessment still runs through the Development Approval (DA) process under the Planning Act 2016, while a private certifier, licensed by the QBCC and regulated under the Building Act 1975, handles the Building Approval and assesses your plans against the National Construction Code (NCC) and the Queensland Development Code (QDC).
What sets the Gold Coast apart is the site conditions the City Plan has to manage. Large parts of the coast sit within coastal erosion prone areas and storm tide inundation overlays, and low-lying suburbs around the Nerang River and the canal estates of Broadwater, Hope Island and Isle of Capri carry flood overlays that affect finished floor levels and building materials. Exposed beachfront, canal and elevated sites also attract a higher site wind classification than a sheltered suburban lot, which changes tie-down, bracing and glazing requirements. And the local building mix runs from single canal-front houses through to high-rise, mixed-use towers around Southport, Surfers Paradise and Broadbeach, each with its own class of building and inspection regime under the NCC.

Inspections without a local office
We do not run a Gold Coast office, and we do not need one. Every project we certify on the Gold Coast is managed from our Woolloongabba office in Brisbane, with our certifiers travelling to the coast for stage inspections and final sign off. That means one certification team across South East Queensland, consistent turnaround, and a certifier who already knows the City Plan overlays for your suburb before you send us the drawings.

FAQs
Do I need council approval or a private certifier for a Gold Coast project?
Many residential projects only need a Building Approval from a private certifier, because they qualify as accepted development under the Gold Coast City Plan. Sites affected by storm tide, erosion prone area or flood overlays more often need a council Development Approval first. We can assess your plans and tell you which path applies.
Do I still need a certifier from Brisbane if I am building on the coast?
Yes, and it works well. We inspect on the Gold Coast from our Brisbane office as a normal part of the service, so you get the same certifier from Building Approval through to final inspection without needing a local firm.
How does coastal wind exposure affect my build?
The Gold Coast is not a cyclonic region, but exposed beachfront, canal and elevated sites often carry a higher site wind classification than a sheltered suburban block, which affects structural tie-down, roof cladding and window and door glazing specifications. We check this against your engineering during assessment.
Can Vast certify a high-rise or mixed-use building on the Gold Coast?
Yes. We certify class 2 to 9 buildings, including apartment towers and mixed-use developments, working through the NCC requirements for structure, fire safety and access at that scale.
