How secondary dwelling approval works on the Gold Coast
Under the Gold Coast City Plan, a secondary dwelling is generally accepted development, meaning it does not need a separate council Development Approval, provided it meets the relevant size and site limits. As with other Queensland planning schemes, the commonly cited maximum gross floor area for a secondary dwelling is around 80 sqm (check current limits with us), and there are further requirements around the number of dwellings on the lot and its relationship to the main house. Since changes to Queensland legislation in 2022, a secondary dwelling can be rented to someone who is not a member of your household, which has made granny flats a popular way to add rental income on Gold Coast blocks.
Where a Gold Coast site differs from a typical Brisbane lot is the overlays that can sit over it. Suburbs closer to the Broadwater, the Nerang River and the canal estates around Hope Island and Helensvale can carry flood overlays that affect siting and floor levels, and some coastal blocks sit within storm tide or coastal erosion prone area overlays. Any of these can push a secondary dwelling out of accepted development and into a council Development Approval, so we check the overlay position for your address before you finalise a design.
